✅ Basic Requirements

• Credit Score: 680+ per adult (Submit a free report from annualcreditreport.com, creditkarma.com, or experian.com)
• Income: Provide 2 most recent pay stubs showing gross monthly household income of at least 3× the rent
• Proof of Funds: Show proof for first month, last month, and security deposit

• Move-In Date: Must be ready to move within 30 days

📜 Before Showings Can Begin

• Sign the Tenant Agency Agreement

• Submit the non-refundable showing fee

💵 How to Submit Payment

For PA Properties:

• Make a personal or certified check payable to: Keller Williams Main Line

• Or hand it to James at your first showing

For NJ Properties:

• Make a certified check payable to: Keller Williams Main Street
  
  Drop off or mail to: 983 Haddon Ave, Collingswood, NJ 08108

• Or hand it to James at your first showing

🏠 Showings Policy

• You’ll receive a Bright MLS search as a courtesy before signing or paying

• Maximum of 10 total showings

• Each property is shown once only – all decision-makers must attend

• I only show properties where the landlord pays 50% of one month’s rent to my brokerage

• You’ll sign a Tenant Agency Agreement confirming:

• You are responsible for 50% of one month’s rent (covered by the landlord)

• You agree to the showing fee structure below

• 1 Showing - $25

• 3-Showing Bundle - $60

• 5-Showing Bundle - $90

• 10-Showing Bundle - $150
